A Testimonial to Proven Protection
A surprise to see after a huge storm came by...
This summer we had the opportunity to renew, fix, replace the roofs on a 44 roof complex in Charlottesville, VA. We have done a tremendous amount of work with this particular company saving them all sorts of money with quality products and systems.
One day a huge wind / rain storm blew in and began thrashing the trees back and forth really hard. Then came a hard rain - you know, the kind you hate to get caught in. Well, it popped right up behind us, over the hill with little to no warning. Needless to say, we got drenched tat day. So, we scrambled along and got everything put away and drove home sopping wet.
The next day we came back up on the roof to go back to what we were doing and to our surprise- there's this huge tree branch that had fallen down on a roof we had worked on 11 years ago. Now, on a single ply roof, this kind of thing would have caused sheer disaster as this storm brought in over 1" of rain. The tenants down below would have been flooded!
I took these pictures and contacted the property manager immediately to see if there had been any damage inside... nothing! No reports of water leakage at all. When we cleaned up the tree branches and cleaned up the roof to see what all had happened, there was over 30 spots in the roof that had taken a real beating where the tree branch had punctured into the foam roof. This did not cause a major problem, since the roof is a closed cell foam, it did not take in any water, nor did it allow for any water to travel underneath it as it is fully adhered to the deck. WOW! I was amazed, as always, at the benefits of Spray Foam Roofing with a top quality coating to complete the system! The repairs were minor as we could cut out the wet foam and fill in the spots with Conklin's 360's Urethane sealant (moisture cure caulking). What could have been a major headache became a very simple repair.
A little bit more information about this roof -
When we were asked to take a look at this roof, it was a gravel foam roof where a foam roof is installed, coatings are installed around the perimeter and up the pipes, penetrations (anywhere gravels would not cover) and then gravel is applied over the entire roof to keep the foam from being exposed to the sun. Well, this roof in particular was over 15 years old. We removed the gravels, found the outside needing repairs as the gravel was not very thick there (note: roof does not have parapet walls and therefore gravel would go off the roof) and the coatings that were applied had worn down and the foam needed to be replaced about 4' around the perimeter. We cut out that 4' perimeter with a Sawzall and removed / discarded the bad foam and foamed the perimeter back in. We then were able to apply Conklin's Rapid Roof III Ply system (which incorporates fabric) over the entire old section of the roof and up onto the newly foamed in section. The new foam did not need the fabric, so we simply coated that with base and top coat at the 1.9 gallons per square. That makes this roof 26 years old with very little maintenance and providing excellent protection for the tenants. That's what I call a Win-Win situation.
