Rapid Ply Roofing system being applied over Smooth Built Up Roof that was leaking
Finding a Needle in a Hay Stack...
The first time we were called by the owners of the Advanced Auto store in Harrisonburg, VA we thought we were just going to be able to do another repair. Boy were we wrong! We climbed up onto the roof to find a smooth Built Up Roof that had the washed out remains of a fibered aluminum coating that had been applied to the roof to try to keep it cool and to keep it from leaking. However, that did not work for very long. So, upon walking and walking and walking - talking to the managers in the store below to figure out where the leaking was coming in at and then matching that back to what was on the roof. We came to the conclusion that the roof did not need to be totally replaced.
The cause of the roof was the movement from the a/c units and the edge of the roof where the built up was lifting...
As you can see from the photos, the tar has dried up, the roof is
cracked but what was causing the problems were the a/c units and the
back edge of the roof where the water drained off. The owner was relieved when we told him that instead of having to do the ENTIRE roof, we could use the flexibility with the Rapid Ply System to seal the trouble areas. So, we did! Problem found, problem fixed!
Several Years later, the rest of the roof needed to be fixed...
After several years of successful repairs being made to this roof, the roof started to leak in other areas. Because this repair was done with the Rapid Ply Roofing System, it's acrylic latex fabric reinforced fully adhered system allowed us to simply pressure wash the entire roof, even the patches. Then, we brought out the 6' rolls of Spunflex and did the same system over the entire roof. No seams, No penetrations, No problem! Building now sports a Bright White, 82% reflective roof system that was applied over top of the existing smooth BUR (Built Up Roof) creating a leak free building. Once the warranty is up on the roof, all that will need to happen is to have the roof cleaned and re-coated, then issue a new warranty.
