                                        Conklin's Metal Roof Restoration System

                                        What is Metal Roof Restoration?

                                        A complete waterproofing system for metal roofs that inhibits rust, stops leaks and provides and energy efficient, long-lasting and attractive finish coat for years of service.  All seams are reinforced with fabric reinforcement embedded in acrylic elastomeric roof coatings.  Exposed fasteners are sealed from the elements with premium caulking.  Finally, the entire surface of the roof is protected with one of Conklin's industry-leading roof coatings.  The system is an effective method for preserving an existing metal roof without the need for costly metal repair or replacement.

                                        Metal Roof restoration with a quality bright white finish will help protect the roof from movement by minimizing thermal shock.   Keeping the heat out of your building by reflecting up to 85% of the sun's rays.  This also helps reduce Heat Island Effect that many cities are trying to reduce because of the severity of storms that show up because of all the black roofs, pavement, dark buildings, etc that trap the heat in, therefore raising the temperatures in the city.

                                        1) Roof Preparation

                                        Depending upon the age of the metal roof, surrounding conditions, whether or not new panels are added because of the modifications to the roof, bad metal or skylights being removed, etc.  An application of Conklin's Rust-Off being applied over the metal roof (or as needed) allows the system to "bite" into the metal even better.

                                        2) Power wash roof with 3500 - 4000 psi pressure washer with turbo tip

                                        Every roof that we get on gets cleaned with our 4000 psi pressure washers with turbo tips on them.  This is done to get the metal roof as clean as possible.  This way we can ensure that our roofing system will not be affected by any airborne dirt and debris.  This also gives us the chance to knock off any loose repairs (caulking, patches, etc.) that are not doing any good to the roof and it also allows us to visually inspect the roof as it is getting clean.  This helps us pick out trouble spots that we will want to further address during application.

                                        3) Prime with Conklin's Metal Ready Universal Rust Inhibiting Metal Primer

                                        Conklin's Metal Ready Universal primer is a latex based primer that cures to a flexible, durable finish.  It adheres to a properly prepared surface extremely well and will eliminate any further rust from growing and coming through.  A one (1) coat application is all that is needed at a rate of 225 sq/ft per gallon.  Metal Ready is a barn red color when applied.

                                        3a) "Pro Tip" - Use Spray foam to eliminate water from damming up...

                                        Since most commercial metal roofs have a relatively low slope, it is a good practice to foam from the opposite side of the ridge cap down to any vents creating a cricket in front of them so that the water is shed to the sides of the vents and not being dammed up right in front of them.  This is a major cause of leaks in metal roofs because the water cannot get out of the panels and can rust the metal or get in at the joints.

                                        4) Seal all horizontal seams with 6" Butyl Tape or 6" Spun II

                                        Metal buildings leak at seams - horizontal and vertical.  Pipes, penetrations, skylights, fastners - anywhere that the expansion and contraction in the metal roof can cause movement.  In this step, all horizontal seams are sealed first.  When using 6" Butyl tape, the top edge of the tape must be sealed with Conklin's Kwik Kaulk to smooth out the transition for the water to cross over the Butyl tape.  This, applied in the corners gives additional protection from water being able to seep in.

                                        5) Seal all Vertical Seams with Spunflex II

                                        Because the seams tend to become leak areas, get kinks in the metal by having people step wrong or the wind can sometimes cause the seams to open up.  Fasteners also get loose and allow the seams to move, break their seal and they can tend to wick water up into them.  Then there is also human error where installation of the metal panels doesn't get put down quite right.  
                                        Because of this, every seam gets sealed with base coat and fabric allowing the roof to essentially become a "seamless" roofing system.  Care should be taken to keep the Spunflex fabric above the seam but below the fastener heads to eliminate "tenting" from happening.

                                        6) Seal all fastener heads

                                        Roofing system fasteners are checked to ensure that they are tight.  If they are loose they are either re-fastened back into the roof or replaced with a larger fastener for a better bite into the framing.  Many times the rubber grommets are either squished too hard during installation causing them to not seal properly, or they split and the sun's UV rays dry them up over time.  When that happens, they allow water to enter into your building and either cause your roof to leak or they can cause damage to wooden rafters.
                                        Most people don't think about how many holes their new metal roof has in it from the fasteners.  When we told one of our customers that they had approximately 20,000 fasteners per metal building (x3 building) on their 20,000 sq/ft buildings, they were shocked. 
                                        However, Conklin's Fastener Grade Kwik Kaulk is designed to settle over the heads of the fasteners and down onto the metal to seal that fastener in and to do a better job than the grommet ever did. 


                                        7) Coat the entire roof with one of Conklin's Premium Top Coats...

                                        To finish up your metal roof and to protect it for years to come.  One of Conklin's premier roof coatings are applied at 1.9 gallons per square over the entire roof.   This gives the roof a nice, white, reflective finish that has a high dirt resistance to keep your roof looking it's best for years to come.
                                        There are other alternatives to color that can be addressed at the time of initial sales call with our light gray or light tan finish colors in top coat or one of our 940 custom colors that can be applied to the to match your needs.
